Building Plans are required if you are moving or building any walls in a Commercial Building, additions, and new buildings.

The City Of Madison can review any size building in the City other than Hospitals, Nursing homes, or State owned Buildings.


Omission of any required items on your plans or application may result in gross delay of your plan approval.

1. A minimum of two sets of plans are required for any plan review. Your plans should include: a site or location plan; existing, proposed, and removed construction; structural components and sample calculations; all dimensions; the listing laboratory and system number of fire-resistive assemblies, window and door schedules and typical sections.

2. If the building for which plans are being submitted is over 50,000 Cubic feet all plans must be signed and sealed by a registered architect or engineer. All plans must be submitted with a City of Madison Plan Approval Application Form which also must be signed by the Building Designer and Supervising Professional.

3.  If the building is under 50,000 cubic feet the plans and approval application do not need to be signed or sealed by an Architect.

4.Pay the appropriate fees for a standard plan review. (See the Plan Review Fee Schedule to figure the necessary fee)

5.The plan review typically takes 5 working days starting the day after the plans are dropped off.

6. Once the plans have been approved, the supervising professional will be notified by 
mail of the approval.

7. Once the plan approval has been obtained, as long as all other required departments have approved the project, the permit can be obtained.

  • Signature from Zoning on the building permit application will be needed for all new buildings, additions, building change of use and some alterations. For more information, please call 266-4560
  • For restaurants, taverns, and any other commercial facility that sells alcohol will need approval from the City Clerks office. For more information, please call 266-4601
  • Check to see if there are any other City Department holds that will need to be signed off on the permit.

8. Once all approvals are obtained the permits fees may be paid.  (See the Permit Fee Schedule to figure approximate fees.

9. For alterations and repair projects all mechanical permits shall be obtained by the mechanical  contractors. For new buildings and additions the person who pays for the building permit also pays for the Electrical, HVAC, and Plumbing permits.
