Northside Town Center Redevelopment Analysis

Working closely with the property owner, the City of Madison and a consulting team led by Enberg Anderson, Inc. are developing concept plans and conducting financial feasibility analysis to explore opportunities for the Northside Town Center property.  The Northside Town Center is a 60's era shopping center located at the intersection of Northport and Sherman.  The center has served the neighborhood with a variety of retail choices for over five decades but the City and property owner agree that the site may have the potential to offer more. Working with the consultant, the City will develop a series of "design scenarios" showing opportunities for phased redevelopment of portions of the site and these scenarios will be tested for financial viability given project costs and market demand.  The goal is that this work will help the city and property owner better understand opportunities for the property and potential attract interest in the development community to move forward with a project.   

This redevelopment analysis effort will build on the Northport-Warner Park-Sherman Neighborhood Plan that was completed in 2008 and 2009.  This planning effort included extensive public participation and neighborhood involvement to create a vision for Madison's northside.  The Northside Town Center property was identified as a priority site and the Plan includes redevelopment concepts which should inform the redevelopment scenairos developed as we move forward.  The links below proivde access to the neighborhood plan:
