Multi-family Housing

What Is Multi-family Housing? 

Affordable apartments, centrally located in the City of Madison, with the following designations:

  • 20 barrier-free units for physically disabled people with special needs
  • 83 units designated for people who are elderly or disabled
  • 12 two- or three-bedroom family units

Am I Eligible for CDA Multi-family Housing?

CDA determines your eligible based upon: 

  • Annual gross income
  • Whether you qualify as elderly, a person with a disability, or as a family
  • U.S. citizenship, or eligible immigration status

If you are eligible, a landlord and criminal history check will be done for the past 2 years.

CDA may deny admission to any applicant whose habits and practices may be expected to have a detrimental effect on other residents or on the property’s environment.

Reason for denial may include, but not limited to:

  • Negative landlord references
  • Eviction; eviction from Public Housing or a Section 8 Program
  • Negative behavior such as domestic battery, drug charges, or disorderly conduct
  • Owing money to a Housing Authority

How Is Rent Determined?

Your rent is determined by a combination of rental income and funding from the U.S. Department of Housing and Urban Development (HUD); the resident pays 30% of their income, and the government pays the rest.

Listed below are income limits for CDA (effective 5/14/2010):

2 Persons $51,200
3 Persons $57,600
4 Persons $64,000
5 Persons $69,150
6 Persons $74,250
7 Persons $79,400
8 Persons $84,500

 How Do I Apply?

 A person may apply by doing one of the following:

  • Pick up an application at the CDA office
  • Call CDA and request for an application by mail
  • Download a pre-application by clicking here

Multi-family Housing Wait Times

Effective 2/4/2010

Housing applicants should expect the following time periods for being placed on the waiting list:

 Parkside Apartments and Townhouses

(Parkside Apartments gives preference to those who are Elderly* or Disabled)

1-Bedroom Unit (Disabled or Elderly* Designations) = 3-6 Months

1-Bedroom Unit (No Designation) = 12+ Months

2-Bedroom Unit = 12+ Months

3-Bedroom Unit = 12+ Months

*Elderly = age 62+

Karabis Apartments

(Karabis Apartments gives preference to those who are Physically Disabled)

1-Bedroom Barrier-free Unit (Physically Disabled Designation) = 12+ Months

2-Bedroom Barrier-free Unit (Physically Disabled Designation) = 3-6 Months

3-Bedroom Barrier-free Unit (Physically Disabled Designation) = 12+ Months

Once your application is pulled from the waiting list, screening may take an additional 2 - 10 weeks.

If vacancies occur sooner, applicants will be notified by mail.
