Shady Wood Neighborhood Development Plan

The City of Madison is preparing a neighborhood development plan for certain lands on the City's southwest side. The planning area is bounded by Mid-Town Road, Woods Road, County Trunk Highway PD and Shady Oak Lane.

On July 21, 2009, the City of Madison Common Council adopted Development Phasing Area A of the Shady Wood Neighborhood Development Plan which is one of three development phasing areas identified in the draft Shady Wood Neighborhood Plan. The Common Council referred action on the balance of the Neighborhood Development Plan in order to allow more time to consider the concerns expressed by some of the Phasing Area B and C property owners regarding the recommendations for their properties.

Shady Wood CARPC Application and Approval

On January 14, 2010, the Capital Area Regional Planning Commission (CARPC) conditionally approved an amendment to the Central Urban Service Area to include Development Phasing Area A.

Shady Wood Comments Received on the Draft Neighborhood Development Plan

There is a concern in regards to traffic. There are a number of straight roadways that are 3 or more blocks long in this development that need to have some type of traffic calming built into the plan. The Police would prefer roundabouts instead of stop signs or traffic lights. Add 600 plus units to the area will have a major impact on Midtown Road and some impact on CTH PD. [Consider the traffic impact to the intersection of Midtown and CTH M.]

"There is a concern in regards to Fire and EMS access. The modified grid pattern for the streets provides direct and multiple access routes. I am sure we will see the more specific development plans at a later date, but just wanted to remind you of our need for operation street widths of 20 feet and turn radii of 28 feet for the roundabouts and tighter corners in the plan."

[We] are very concerned about the Phase A development because of the potential stormwater issues. Could you tell me what the basins are required to hold-how many year storm event? Is there a way to ask the city council for a higher number/deeper stormwater basin? Since we are downhill from this development, we hope to avoid mistakes that will make our farming more difficult. We've seen Hawk's Landing's problems on our land and hope to not have the same thing on the south side of the road.
