Exterior Junk, Trash & Debris
MGO 27.05(2)(c) requires all exterior property areas to be properly maintained. Areas must be free from:
-
debris.
-
rubbish or garbage.
-
physical hazards.
-
rodent harborage and infestation.
-
animal feces.
All animal feces shall be removed within 24 hours.
Complaint and enforcement process
Building Inspection mainly inspects areas due to complaints, referrals, and field observations. When we see a violation, we mail an Official Notice to the property owner. The Official Notice will list the violations. It will also give the owner a date by which they must remove all junk, trash and debris from the property. The due date is usually ten days.
After the due date arrives, the inspector will reinspect the property. If the owner has removed the junk, trash and debris, we close the case. If the owner has not removed the junk, trash and debris, we may issue a $187.00 ticket. The inspector will also set a new due date. After that due date, we may issue a ticket for $313.00 if the property is still in violation of MGO 27.05(2)(c). At any time, we may also refer the case to the City Attorney for prosecution.
