- The 2026 property assessment notices mailed
- May 2nd
- Live on Assessors' webpage after 5 p.m.
- May 4th to 8th
- During the “Open Book Period" you can view the information used in calculating your assessed value.
- If you find errors in such things as the number of rooms or the completion date for a building permit, you can ask to correct an assessment record and the resulting assessment by contacting the assessor's office at:

- During this period the staff can also explain the methods and information used to assess your property.
- May 11th to 15th
- If your property details are correct but you disagree with the assessed value of your property, you will need to file an objection with the Board of Assessors by 4:30 pm on May 15.

- May 18th
- The first Board of Review for processing assessed value objections will be on May 18th. Please find additional information about that process here: https://www.cityofmadison.com/assessor/annual-process/open-book-appeals
Rate of Increase of Assessed Value Slowed (a little)
- Overall, Madison's assessed value growth was 6.1%.
- Madison's total tax base value is $51,800,472,900.
- The average value of a residential single-family home increased to $500,300 which is a 3.9% increase from 2025.
- This is the lowest increase since pre-pandemic. In one sense this is steady growth at a sustainable velocity. From another perspective, a steady decrease in the total number of sales (roughly half of what occurred in 2020) illustrates the impact of interest rates and lack of supply in our housing stock.
- Those properties that do sell, while still above assessed value, are not at the same robust percentage increase that we have seen in prior years.
- Madison's new construction number, while still nearing $1 billion, is relatively flat from last year, which also tracks with the impact of turbulence in the overall market.
