Campus State St Garage Redevelompent

Wednesday Neighborhood Meeting for Redevelopment of State St-Campus Parking Garage

On August 24 at 6:30pm, please join Alder Verveer, Alder Bennett, and me for a virtual neighborhood meeting to take a first look at a proposed redevelopment of the State Street-Campus Parking Garage at 415 N. Lake Street. Mortenson Development has been chosen by the City as the developer of the apartments proposed for above a new city-owned parking garage that will include a new intercity bus terminal. The existing parking garage along Lake Street will be demolished and replaced while the garage section to the east of Hawthorne Court will remain. Some mixed-use space is planned for the first floor.

Atop the six above-ground stories of the city's parking garage, Mortenson proposes nine floors of student apartments. They are continuing to negotiate with the city about all aspects of the proposal, including levels of rent affordability for some number of apartments. A below-grade level will provide about 95 parking spaces for the apartments. The developer has not yet filed land use applications, but that is expected later this fall.

Shortly after the August 24 meeting, the Campus Area Neighborhood Association will form a neighborhood steering committee to further evaluate the proposal. All will be welcome to participate in that process.

 

668 State St Proposal

Sept. 8 Neighborhood Meeting for Redevelopment Proposal for 668 State St.

On Thursday, Sept. 8 at 6:30pm, join me for a virtual neighborhood meeting to take a first look at a proposed redevelopment of 668 State Street. The property owner, 668 State LLC, is seeking approvals to construct a four-story addition atop the existing two-story commercial building at 668 State Street. The proposed addition will contain 24 student-oriented apartments on floors 3-6 with floors 5 and 6 set back approximately 30' from the front façade. The existing commercial space on the two lower floors and in a finished basement will largely remain. No automobile parking is proposed; parking for 24 bicycles will be provided inside the building with 2 additional outdoor bicycle stalls.

This proposal was submitted in 2017 and was fully approved, but the project did not move forward at that time. The property owner is submitting the same project as was approved in 2017. They anticipate submitting their city applications in September. The project will require approvals from the Urban Design Commission and Plan Commission.

After the Sept. 8 meeting, the Campus Area Neighborhood Association may form a neighborhood steering committee to further evaluate the proposal.

N Butler St Existing

Buildings at 125, 123, and 117 N. Butler Street

 

Landmarks Recommendation for Proposed Demolitions on N. Butler Street

Last week the Landmarks Commission voted to approve recommendations to Plan Commission concerning the proposed demolitions of three multi flats at 117, 123, and 125 N. Butler Street to make way for a proposed redevelopment. The developers, Reese Fisher and Blake Fisher, propose to demolish these three existing apartment houses and combine those lots with another lot that is vacant in order to construct a new four-story building with 32 market rate apartments comprised of studios, 1-bedroom, and 2-bedroom units.

Landmarks commissioners recommended that the buildings at 117 and 123 N. Butler Street have historic value related to the vernacular context of Madison's built environment, but the buildings themselves are not historically, architecturally, or culturally significant. They also recommended that the building at 125 N. Butler Street has no known historic value.

The Landmarks Commission is advisory to the Plan Commission for demolition proposals, so Plan Commission will later make the official determination concerning the demolition applications. The land use application has not yet been submitted for this redevelopment proposal, but the developers have indicated it may be submitted in the coming week.
