Neighborhood Meeting: Future of the Brayton Lot

There is a proposal to amend the City Zoning Code Downtown Height Map in preparation for the City to issue a Request for Proposals for a master developer for the entire block where the Brayton Lot is located. The Brayton Lot is a two-acre surface parking lot situated three blocks from the Capitol Square along East Washington Avenue in the First Settlement Neighborhood. The boundaries of the block are East Washington Avenue, East Main Street, South Butler Street, and South Hancock Street. The future of this site has been addressed in multiple City adopted plans over nearly 30 years, and plans remain consistent in their vision for the scale and massing of future buildings. Several policy and regulatory measures have been put in place to realize that future.

The proposal amends the Downtown Height Map to increase the allowed height limit for the Brayton Lot. Currently, part of the Brayton lot is allowed to be ten stories and another portion is allowed to be four stories. The amendment would change the portion (adjacent to East Main Street) that is currently an allowable four stories and 60 feet to be ten stories and 144 feet. With that change, the entirety of the lot would be the same allowable height limit.

The Downtown Height Map proposed amendment will be considered by the Plan Commission on Monday, November 13 and Common Council on Tuesday, November 21. A neighborhood meeting will be held on Monday, November 6 at 6:30 p.m. to gather neighborhood input in advance of the Plan Commission meeting.
