Wilson + Blair neighborhood meeting update

Approximately 31 people attended the 12/20/23 neighborhood meeting on zoom. JCAP Real Estate intends to submit their formal land use application on January 8, 2024. The proposal should tentatively be at Landmarks on February 12, at Urban Design on February 28, Plan Commission on March 11, and Common Council on March 19.

The development team proposes to retain and incorporate the facades of the Come Back In (506) and 518 E Wilson into the new hotel. Currently there are 170 rental units proposed in the residential building facing Blair St. More details are coming -eg. shadow study, parking ratios, and a traffic study. The Ruby Marie Hotel is included in the project but there are no proposed changes.

In addition to needing a certificate of appropriateness for new construction from Landmarks, conditional use for the hotel and multi-family uses and a permit to demolish 508, 510 and 514 E Wilson at Plan, and rezoning the entire site to UMX at Council, JCAP is also seeking an allowance under the new ordinance for bonus floors to provide affordable units at 60% of area median income for half of the additional bonus floor area. The maximum height as approved in the Downtown Plan map for the site does not change but the number of stories will increase from 6 and 3 to 8 and 4. More details in the meeting link.
