Week of May 5 Updates
postedHi all,
I'm at the end of my first two weeks in office, and while it has been a lot of information to take in all at once (many people have compared it to drinking from a firehose), I'm finally feeling caught up. I wanted to say thank you to everyone who has reached out to me already!
Development Updates
There are 4 major development projects in District 2 right now. They are at various stages of development and not all are ready for public meetings, but I wanted to let you know about them and where they are at.
124 E Gorham (Legistar 87103)
- This project is a development on what is currently the parking lot in front of a historic carriage house. The original proposal was for a 5-story, 22 unit building with below-ground parking, and the lot would be combined with . This property is within the confines of the Mansion Hill historic district and will be reviewed by both Landmarks and Plan Commission. Staff are currently providing feedback to the submitter on the project and it may change before they submit a formal land-use application. I will work with CNI to host a public information meeting on the project, and I will post the time of the meeting on my blog when it is scheduled. The Landmarks meeting to decide on the lot combination and the design approval has not been scheduled yet. After Landmarks approval the proposal would go to Plan Commission.
117-125 N Butler
This project has already been approved by Plan Commission, but is coming back for approval based on changes. Cliff Fisher has been working on variations of this project for many years, and the latest variation is a 5-story multifamily apartment. I don't have the Legistar number yet, but I've attached renderings of the project below. The Legistar for the previous proposal is Legistar 73364. This is expected to be at Plan Commission in May.
302 & 308 E Washington Ave (Legistar 87895)
- This project is a redevelopment of the Capitol Fitness building and the Eisenberg Law Offices. The proposal is for an 11-story mixed use building, with underground parking. The underground parking would be accessed through the existing parking entrance on Butler street, so there would not be a new parking ramp needed. The developer has stated that Capitol Fitness would occupy the new commercial space on the first two stories. The Naples 15 building and other buildings further down Butler would not be affected. The proposal plans on gaining 2 stories
This project would also include the Capitol Fitness building in the existing PD, so it would require a rezoning. Right now the project is being reviewed by the Urban Design Commission, who have approving authority because the building is in UDD 8. The first informational meeting was this Wednesday, and you can view the presentation here starting at the 2:26:39 mark. I'll work with Capitol Neighborhoods Incorpoated to host a public meeting for this project. The developer has let me know that they plan on going to the July 7th Plan Commission meeting for final approval.

Frances & Johnson (Core Spaces Saxony Redevelopment)
- Core Spaces has reached out to let me know that they are working on redeveloping the Saxony Apartments on Frances and Johnson, next to their Verve development. This is in the early stages, but they are targeting a late summer or early fall final approval. There isn't a legistar item yet. This development falls within the Capitol Area Neighborhoods Association (CANA) and I will work with them.
