1100 Block of Regent St, South District MPD, and more updates

1100 Block of Regent Street
Two weeks ago, at the Plan Commission meeting on April 13, I spoke up in opposition to the proposed development in the 1100 block of Regent Street. Regent is a commercial corridor and has been identified as a shopping district. While it's obvious this street has failed to live up to its potential, tied as it has been for so many years to Camp Randall, that's beginning to change.
The Regent Street Group has been meeting for nearly five years to discuss ways to harmonize past planning efforts with shared goals for the future of Regent. The Group consists of some 40 to 50 stakeholders, including representatives of three D13 neighborhoods: Vilas, Greenbush and Monona Bay; local businesses; the two hospitals; UW; city staff and elected officials like myself and my colleagues, Alders Verveer (District 4) and Vidaver (District 5).
The Group has been very committed to furthering the goals of more retail along Regent, coupled with more year-around housing, all to provide a diverse economic mix along the lines of what we see on nearby Monroe Street.
The proposed project would take up the entire 1100 block of Regent, but initially only had 10% of the first floor frontage allocated for retail, whereas the zoning district, TSS, calls for 50%. Planning staff suggested 35% as a reasonable compromise, which I agreed to. My testimony on April 13 was to implore Plan Commissioners to hold the line at 35%, to which they agreed, referring the item to today's meeting in the hopes the developer could make the necessary adjustments.
Lo and behold, here we are today and the developer has made those adjustments, tweaking their plans to accommodate 35% first floor retail. I regard this as a significant win and will be asking Plan Commission tonight to approve.

An Evening with South District MPD, Tuesday, April 28
Meet the officers serving the south side of Madison during this town hall discussion, 6:30pm at the Black Business Hub on South Park St. South District Captain Harrison Zanders and Madison Police Chief John Patterson will be available to answer questions and address community concerns about public safety.

- Virtual Open House | District 15 Parks, Wednesday, April 29: Madison Parks is holding a series of virtual public input sessions for the Southeast Park Development Plan process coinciding with the City Planning Division's Southeast Area Plan. The meetings will include an overview of the planning effort's goals, a review of the neighborhood parks included, and an opportunity for area residents and park visitors to share their thoughts on future park improvements.
