Process
We open a case when someone reports a problem. We need the property address and description of the problem. For exterior issues, anyone can report a problem. For interior issues, only current tenants can report a problem. We need the tenant's name and phone number.
Below is the basic enforcement process. There is no cost for an initial inspection. Generally, cases are resolved within 30 to 60 days. There are times when the process can take longer. A case is not closed until issues have been corrected. You can check the status of your complaint by calling 608-266-4551 ext 4 or in our online system in the Code Enforcement section.
Basic enforcement process
While we have many types of violations, the basic process is the same:
- We open a case when issues are reported.
- Our staff inspect the property. If we find a violation, we give the owner a
due date for when they need to fix the problem. - After the due date, we reinspect the property.
- If the owner fixed the problem, we close the case.
- If the owner did not fix the problem, a citation or extension may be issued. We may refer cases to the City Attorney for legal action.
- Repeat step 3 until all items are corrected.
Possible penalties
If the items are not fixed at the reinspection, we may issue penalties.
Reinspection Fees
Any reinspection not resulting in compliance may receive a $75 reinspection fee.
Citation
Citations are daily fines for violations of Madison Ordinances. Fines are based on the nature of the violation and if this is a repeat violation.
City Attorney Referrals
Legal action can be taken in cases that remain unresolved. They can receive penalties of $1 to $1000 per violation per day.
