Triangle Redevelopment Phase 1

Project Overview

The Madison Arts Commission are commission  two projects funded by the Percent for Art ordinance in Phase 1 of the Triangle Redevelopment. This includes an interior mural in the "Kaleidoscope" lobby that will serve all residents, and an exterior mosaic at the entrance to the Luna building apartments.

Project Timeline

  1. Community Meetings & Surveys

    Madison Arts staff hosted community meetings & arts workshops alongside the developer, New Year Investments, and CDA Staff. Meetings included:

    • Brittingham Apartments - September 11, 2025
    • Karabis Apartments - October 14, 2025
    • Gay Braxton Apartments - November 11, 2025
    • Parkside Apartments - January 13, 2026

    Consensus from residents was that the work should be bright, colorful, welcoming and celebrate themes of nature, community resilience, and joy. 

  2. Art Plan Development

    Staff worked with the developer, New Year Investments, to finalize the project sites and develop an art plan based on resident input.

  3. Public Art Subcommittee Review

    The Public Art Subcommittee reviewed the proposed art plan on Monday, May 4, 2026 and voted to "proceed with the mosaic project proposal by Marcia Yapp & Laura Jacoba Epstein and the mural project proposal by Audifax and empower staff to contract with the artists as proposed, with the understanding the final designs will be approved by MAC prior to fabrication."

  4. Madison Arts Commission Review

    The Madison Arts Commission voted to "Approve the motion of the Public Art Standing Committee to proceed with the mosaic project proposal by Marcia Yapp & Laura Jacoba Epstein and the mural project proposal by Audifax and empower staff to contract with the artists as proposed, with the understanding the final designs will be approved by MAC prior to fabrication."

  5. Summer Picnic

    The artists will attend the Triangle community picnic on August 12, 2026. They will share information about their past projects and chat with residents about their ideas and what they hope to see in the final designs.

  6. Summer Community Workshops

    Monday, August 24 from 3-4:30 PM: Brittingham residents meeting to discuss mosaic project for Luna entry

    Late August date TBD: Art workshop with Audifax to learn more about the mural project

     

  7. Design Review & Community Survey

    Monday, October 5 – 12PM Thursday, October 8: Community survey period on proposed designs

    Thursday, October 8 at 4:30pm: Community Development Authority Review & Vote

    Monday, October 12 at 12pm: Public Art Subcommittee Review & Vote

    Wednesday, October 14 at 5:30pm: Madison Arts Commission Review & Vote

    Tuesday, October 20, 2026: Council introduction

About the Artists

Marcia Yapp & Jacoba Epstein

Marcia Yapp has created public art mosaics and taught the craft of mosaics for more than 20 years. Some of her notable Madison works are visible at Bayview Community Center (La Mariposa de la Vida), as well as along Monroe Street (Passing Through Time) and Verona road (Abundance). She has extensive experience leading community projects that engage residents and youth in the art making experience. 

Jacoba Epstein first learned the principles of mosaic art from Marcia Yapp during the creation of Abundance along Verona Road at Dunn's Marsh. Jacoba has explored a variety of mosaic mediums and  created mosaic signs for outdoor installation.  She has had further mosaic training from Gary Drostle and Laurel True.

Audifax

Audifax is an international muralist and public artist based in Madison. With bright colors and sleek designs, her work reflects a powerful mission to help people feel more connected to themselves and their surroundings through art. From the streets of Spain to galleries and corporate settings in the United States, she has brought intricate patterns, photo-realism, portraits and installations throughout the world, with her pieces reflecting a deeper presence in our lives. The innovative and technical focus combined with fluid patterns, gift a sense of wonderment and peace.

She has extensive experience working with communities of all ages, experience levels and abilities to create work and find their creativity.
