Email Scam (Phishing Attempt)

The FBI has warned that scammers are pretending to be city officials to request payments for planning and zoning permits. We're aware of phishing attempts following this scam in Madison.

Minor Alterations to Conditional Uses and Planned Developments

Follow the minor alteration process below if:

  • you are making changes on a zoning lot with a conditional use 
  • the site is zoned planned development (PD) 

Submittal Requirements

Submit the following to the Site Plan Review Applications email sprapplications@cityofmadison.com

  • Completed Minor Alteration Application - must contain the following:
    • Property Owner Permission to apply
    • District Alder Recommendation for the proposed changes
    • Letter of Intent describing the changes being made to the original plans and the reasons for the change
    • Plan Set showing proposed changes in PDF format. This can include but is not limited to a Site Plan, Landscape Plan, Floor Plan, Elevation Views, Existing and Proposed Changes, etc
    • Expected Project Completion Date (MM/DD/YYYY) - When will the proposed work be completed?
    • Project Contact Person for the project. Please note that this will be the only person receiving communications.
  • Only for a Planned Development (PD) Minor Alteration

Fees

The application fee for a Minor Alteration or Time Extension is $100. If the Minor Alteration is accompanied by a site plan/parking lot plan review, there will be an additional site plan review fee.

Payment Methods Available:

  • Only applicable for Minor Alterations to Conditional Uses (LNDMAC): You can pay online.
  • You can pay in person by making an appointment with the Zoning Counter 
  • You can pay by mailing a check. Checks are made payable to “City of Madison Treasurer” and can be mailed to City of Madison Building Inspection PO Box 2984 Madison WI 53701 or FedEx to City of Madison Building Inspection 215 Martin Luther King Jr. Blvd. Ste. 017 Madison WI 53703
  • You can pay by dropping off a check. We have a drop box located outside of the Madison Municipal Building (MMB) on Doty Street, and inside of the MMB in the Building Inspection lobby area.

Project Tracking and Status Updates

The Site Plan Review Status is a public-facing website, where you can track the progress of the city agencies’ reviews and status of projects. A link to your project has been sent to your project contact person.


You can click on the Site Plan Review Tracking Information link to see your application’s status. The page lists applications currently under review. The applications are listed in alphabetical order by street name and address. Click on Project ID to see details about the application status.


The Project ID page will show the agencies that need to review the application and the status of their review, which can be Pending, Additional Information Required, Reject/Redraft, or Approved.

  • Pending - The listed agency has not reviewed your application yet.
  • Additional Information Required -The agency needs more information. You must provide the needed information to this agency reviewer for approval. Details about the required information are below the table or on the next page.
  • Reject/Redraft - Your submitted plans require significant corrections and any changes made to the plans will need to be reviewed and approved by all agencies again. You must resubmit your application with revised plans to sprapplications@cityofmadison.com. An additional fee will be required.
  • Approved- That agency has approved the application, and no other information is needed.

Only for a PD Minor Alteration - Recording Documents with the Dane County Register of Deeds:

When plans have been approved you will then be provided with the Final Approval Package.
To finalize the process, City Staff will then record the Final Approval Package with the Dane County Register of Deeds and place a copy in our files. A copy will be mailed to the address listed on the Specific Implementation Plan (SIP) Form under “Name and Return Address”.
