Development updates, new District 3 events calendar, reminders of road work and tree pruning
1. Ace Apartments/Sentry Food site development update
There is a significant update regarding Movin' Out's The Ace Apartments development - it has received the needed tax credits from the Wisconsin Housing and Economic Development Administration (WHEDA). They have been awarded the tax credits because Heartland Housing returned the credits they were awarded for their project on South Park Street, since it is no longer happening.
The Ace Apartments is the mixed-use development that has been proposed for the Sentry site on Cottage Grove Road, and includes 10,000 square feet of commercial space on the ground floor and affordable housing for people with disabilities.
When I have additional information about the development, I will keep folks informed via this District 3 blog. Right now we only know that Movin' Out has a number of steps that have to be completed before anything can be advanced, including securing additional funding and receiving land use approvals from the city.
2. Kwik Trip status
Kwik Trip expects to be submitting their land use application soon for their proposed location at Sprecher and Cottage Grove Roads. They are working with City Engineering on the design of the through street (Kilpatrick St) and New Sprecher Road. They plan on starting construction on the roads as soon as the development has been approved by Plan Commission.
For those who have expressed concerns about Kwik Trip selling hard liquor, please know that Madison ordinances prohibit sales of alcohol beyond beer, wine or cider from being sold at gas stations. Additionally, the neighborhood concerns have been shared with companies involved and with City staff.
3. Madison Metropolitan Sewerage District Customer and Community meeting

Madison Metropolitan Sewerage District's municipal customers and community members met in March to prioritize challenges requiring shared, regional solutions. As the next step in the process, the upcoming 90-minute meeting will be used to develop shared interests and objectives regarding: infiltration and inflow; industrial pretreatment and community coordination; and communication and outreach efforts related to community infrastructure needs and pollution prevention.
The May meeting will be the second of four planned meetings for 2019. Following the development of shared interests and objectives, a third meeting will be held in September to consider programs already underway and what more could be done. A fourth and final meeting will put it all together with possible ways to move forward.
All are invited regardless of attendance at the first meeting. Industrial permittees and community development professionals are particularly encouraged to join in the breakout group on pretreatment and community coordination. Your input is important!
4. Reminder of City Tree Pruning
MG&E will be pruning city-owned trees in our area. Here is a map of their tree maintenance boundaries within our district, and a sample of the card that was sent out to residents.

5. Road resurfacing and sealing reminder

C. Pavement crack sealing and chip sealing are also slated for streets throughout District 3 this year. This is a rather quick maintenance that helps extend the life of our streets, delaying the need for resurfacing or total reconstruction. More on the process can be found here.

6. District 3 Event Calendar
