Rights
- Housing that meets the basic standards set by law
- Housing providers cannot:
- Change the locks on your unit to force you to move or limit your access to the unit
- Take your property, unless they have a lien that you've agree to
- Enter your unit without your permission or notice. They must give 12-hours notice to show the unit or enter for repairs. Emergencies are the exception.
- Show the unit for re-rental until 1/4 of (the lease term) your lease has passed, unless
- You have given written consent
- Your lease is less than nine months long
- They have filed a summons and complaint for eviction
- Lease your unit to future renters before 1/4 of your lease has passed. The exception is if this provision is in your lease.
Responsibilities
- Follow the terms of your lease
- Pay rent on time.
- Keep the unit sanitary and safe
- Notify your housing provider in writing as soon as you need a repair
- Repair or pay for the repair of damage caused by improper use
- Allow access to your unit for repairs.
- Notify your housing provider when you plan to move
- Provide accurate and complete information about previous times renting
