The project received Urban Design Commission final approval on 3/15/23. Eppstein Uhen Architects was awarded a contract to continue the design of the project through construction. The project has entered into the Schematic Design Phase. Drawing progression will continue this spring and summer and the bid set is expected to be complete by the end of the year. A public information meeting is expected to be scheduled for this summer, date/time TBD. The Meeting is intended to cover the mixed-use building, redesign of Hawthorne Court, BRT on University Avenue, and incorporation of Percent for Arts funds.

Project Overview

The State Street Campus Garage at 415 N. Lake Street was constructed in 1964 and the original structure is approaching the end of its useful life and has become financially challenging for the City to continue to invest in its ongoing maintenance. The City of Madison is pursuing a new development opportunity that will be a mixed-use project containing an intercity bus terminal, public parking structure, ground floor retail, and student housing.

January 09, 2023 update:The State Street Campus Garage Mixed Use Project is near the end of the Conceptual Design and Entitlements phase. The property redevelopment was approved through Common Council on 1/3/23 and will be presented for final Urban Design Commission approval this spring. The City has entered a Development Agreement with Mortenson Development, Inc., approved by Common Council on 12/6/22. The City is recommending an extension of Eppstein Uhen Architectss conceptual design and entitlements phase contract to continue through the duration of the design and construction. This contract is expected to be introduced to Common Council in January 2023. Upon approval of the final design team, the project will begin the Schematic Design Phase. The design is expected to be complete by the end of 2023.
